Just before closing and the Buyer gets the keys to the castle, the Buyer's Agent will suggest that the Buyer (not the agent) conduct a final walkthrough inspection of the property to make sure that the premises are in substantially the same condition at closing as on the effective date of the contract. Sounds logical and of course a good idea to make sure that the home is not only still standing, but in the same condition.
